This Privacy Policy explains what information 20 Below Properties (“we,” “us”) collects through 20belowproperties.com (the “Site”), how we use and share it, and the choices you have.
1. Information you give us
When you join the buyers list:
- Name, email address, and mobile phone number.
- Your buyer profile: the kind of buyer you are, who you buy for, how actively you are buying, how many properties you buy per year, the states, counties and towns you buy in and how far outside them, property types, condition and occupancy you accept, your typical and maximum price, how you evaluate deals, your maximum price plus repairs as a percentage of ARV, how you pay, how quickly you can close, and whether you can provide proof of funds.
- How you want to hear about deals (email, text, or checking the Site), what to send, how often, and anything you tell us you are looking for.
- Your consent: the exact wording you agreed to, when, and the internet (IP) address it came from. If you agree to text messages, we keep a separate record of that consent.
If you start the signup form but don’t finish: once you type a valid email address, the answers you have entered so far are saved, so we can follow up with you personally. We do not send deal emails to anyone who has not completed the form and agreed to receive them.
When you make an offer or ask a question: the offer amount, earnest money, how you’ll pay, proof-of-funds availability, the date you can close by, your message, and the property it is about.
When you use the contact form: your name, email, phone (optional), what describes you (buyer, seller, agent or wholesaler, other), and your message.
2. Information collected automatically
- Sign-in cookies. When you sign in, the Site sets cookies that keep you signed in for up to 180 days on that browser. WordPress also sets a short test cookie on the sign-in page.
- A note in your browser. Right after you join, the Site stores your email address in your own browser for one day, so deal pages can remind you to check your email. It is never sent to us from there and is cleared when you sign in.
- Spam protection. Our forms use Cloudflare Turnstile, which may collect information about your browser and device to tell people from bots. See Cloudflare’s privacy policy.
- Server logs. Our host, WP Engine, records technical information such as IP address, browser type, pages requested, and time of request, for security and operations.
- No advertising or analytics trackers. We do not currently use advertising cookies, analytics services, or tracking pixels.
- Email opens and clicks. We do not track whether you open our emails or click their links.
3. How we use information
- To create your buyers-list record and let you sign in.
- To match deals to your buy box and send you the ones you asked for, by the method and frequency you chose.
- To respond to your offers, questions, and messages, and to work on transactions with you.
- To contact you about properties and your account.
- To prevent spam, fraud, and misuse, and to keep the Site secure.
- To keep records of consent and of offers, and to meet legal obligations.
- To improve the Site and our service.
4. How we share information
We do not sell your personal information, and we do not share it for targeted advertising.
We share it only:
- With service providers who run the Site and our business for us, under their own privacy and security commitments: WP Engine (website hosting), Postmark (sending email), REsimpli (our customer records system, where buyer records are also kept), and Cloudflare (spam protection). If we turn on text alerts, our text-message provider. Our team’s own email service also receives messages you send us.
- With our team members who work deals with buyers (for example, our dispositions manager).
- To complete a transaction: when you make an offer, we may share your name, contact details, offer, financing type, and proof of funds with the seller, the title or closing company, and others involved in that deal.
- When required by law or to protect our rights, property, or safety, or that of others.
- In a business transfer, if our business or its assets are sold or reorganized.
We do not share your mobile number or text-message consent with third parties for their own marketing.
5. Your choices
- Deal emails: use the unsubscribe link in any deal email, or change your settings on your account page. You will still get emails you need for your account, such as sign-in links.
- Text messages: reply STOP to any text to opt out, or HELP for help.
- Your buy box: sign in and edit it on your account page at any time.
- Leave the list: use “Remove me” on your account page. This stops all deal emails and ends your buyer access.
- See, correct, or delete your information: email us at the address below. We may need to keep some records, such as consent records and offers, where the law requires or allows. We may ask you to confirm your identity before acting on a request.
6. How long we keep information
We keep your information for as long as you are on our buyers list or we are working with you, and afterwards for as long as we reasonably need it for the purposes in this policy, for our business records, and to meet legal requirements. For example, we keep records of your consent and of any unsubscribe request so we can honor them. Server logs are kept by our host according to its own schedule. You can ask us to delete your information at any time (see “Your choices”).
7. Security
We protect information with measures such as encrypted connections (https), sign-in by one-time links instead of passwords, restricted staff access, and spam and abuse protections. Photos uploaded to listings are stripped of embedded location data. No system is perfectly secure, so we cannot guarantee absolute security.
8. Children
The Site is for adults buying real estate. It is not directed to anyone under 18, and we do not knowingly collect information from children.
9. State privacy rights
Depending on where you live, you may have rights under state privacy laws, such as the right to access, correct, delete, or get a copy of your information, and to opt out of certain uses. To make a request, email us at the address below.
10. Changes to this policy
We may update this policy. The “Last updated” date shows when. If we make a significant change, we will post it here and, where required, tell you by email.
